Position Overview

XGS is seeking a motivated land development professional focused on securing site control over mineral and surface estates for large-scale, closed-loop geothermal power projects across the western United States. This role will work closely with resource and project development teams to help expand the development pipeline and achieve acreage and/or megawatt targets.

The ideal candidate is comfortable operating in a fast-paced, rapidly evolving startup environment, and enjoys working on opportunity screening, landowner outreach, real estate negotiations, deal structuring, mineral and surface title, and is eager to build deep expertise in best-in-class geothermal development.

Responsibilities

General/Process

  • Identify opportunities using tools and internal SME’s to screen for key engineering and development criteria, generate preliminary buildable areas, etc.
  • Closely track opportunities until fully secured, updating CRM status, capturing detailed pursuit notes, reporting on progress, etc.
  • Collaborate closely with internal teams to ensure full alignment on growth targets, timelines, and commercial objectives.
  • As projects move through development stages, support title and survey efforts as needed.

Federal Lands

  • Identify large tracts of unencumbered geothermal minerals with federal (typically BLM) ownership in priority locations for XGS.  Work with BLM field offices to nominate such tracts for geothermal leasing.
  • Track announcements and map all tracts included in federal geothermal lease sales.  Evaluate such tracts and recommend bidding strategies, then lead XGS’s participation in lease sales.  Keep track of lease sale outcomes including acreage, pricing, and winners.
  • Identify and pursue opportunities to acquire federal geothermal leases held by other companies, provided they are in priority locations for XGS and meet screening criteria.
  • Occassionally, find pathways to secure federally owned geothermal minerals beneath private land tracts where XGS has secured the surface estate.

State Lands

  • Identify large tracts of unencumbered geothermal minerals with state ownership in priority locations for XGS.  Work with state agency to nominate such tracts for geothermal leasing.
  • Track announcements and map all tracts included in state geothermal lease sales.  Evaluate such tracts and recommend bidding strategies, then lead XGS’s participation in lease sales.  Keep track of lease sale outcomes including acreage, pricing, and winners.
  • Identify and pursue opportunities to acquire state geothermal leases held by other companies, provided they are in priority locations for XGS and meet screening criteria.
  • Occassionally, find pathways to secure state owned geothermal minerals beneath private land tracts where XGS has secured the surface estate.

Private Lands

  • Continuously create and improve landowner-facing materials and state-specific agreement templates to be used in geothermal mineral and surface leasing, purchasing, and optioning.
  • Work closely with internal/external legal counsel and title specialists to ensure agreements are in line with state laws and title issues are systematically de-risked.
  • Identify large private owners of geothermal minerals in priority locations and lead outreach and negotiation efforts to secure durable rights to lease or purchase minerals and surface.
  • To the extent the surface estate is not unified with the geothermal mineral estate, separately pursue and secure durable rights to lease or purchase the surface estate.
  • Layer in title investigation and curative efforts to ensure clean title to minerals and surface prior to agreement execution.
Required Qualifications
  • Bachelor’s degree in a relevant field.
  • 5+ years of experience in renewable energy or oil & gas
  • Proven track record of successfully securing and de-risking large site control positions in US West
  • Excellent organization, communication, leadership, and interpersonal skills.

Position Overview:

XGS seeks in-house legal counsel to support the development of large-scale geothermal power projects across the Western United States. This role will work closely with land development and project development teams to help build the development platform and project pipeline while helping to advance select projects from initial concept through FID/NTP. The ideal candidate is comfortable operating in a fast-paced, evolving startup environment, enjoys working on deal structuring, real estate, mineral title, permitting, and interconnection topics, and is eager to build deep expertise in best-in-class geothermal development.

Responsibilities
  • Take ownership of relevant internal legal review processes and promote best practices.
  • Create, maintain, and continuously improve agreement/document templates, incorporating state-specific requirements and learnings from each repetition.
  • Manage relationships with external law firms assisting with development efforts.
  • Provide advice to development personnel to help right-size risk taking and protect XGS.
  • Support efforts to clarify definition of surface and mineral rights specific to geothermal across multiple states and develop best practices to secure / de-risk access to those for XGS projects with private, federal, state, or tribal counterparties.
  • Review surface and mineral title investigation reports and provide clear, concise, actionable summaries to the development team.
  • Support drafting, negotiation, amendments, and compliance management of surface + geothermal mineral lease options, purchase options, lease agreements, transmission line easements, crossing agreements, etc.
  • Help ensure agreements and memoranda are properly executed, recorded, and complied with throughout the development process.
  • Problem-solve issues and disputes that arise with surface and mineral owners, advocating for XGS to achieve favorable outcomes.
  • Support title curative efforts to enable clean, financeable title commitments and support project finance efforts as needed.
  • Support negotiation of non-disclosure agreements, engagement letters, master service agreements, work orders, and other common agreements used with third party vendors, consultants, law firms, developers, service providers, etc.
  • Research key laws, statutes, rules, and regulations to help clarify the path to permit desired surface and subsurface activities for projects or regions.
  • Support regulatory and government affairs efforts to advocate for desirable regulatory or policy changes at federal, state, or local level.
  • Review project-specific surveys, studies, reports, and other deliverables related to permitting, helping to flag key risks and recommended actions to de-risk.
  • Review and provide input on permit applications for surface and subsurface activities.  Support negotiation of property tax abatements in different forms.  Occasionally provide written or oral testimony in support of projects or applications.
  • Assist in negotiating agreements related to interconnection, transmission, and offtake, and resolving any issues/disputes that arise.
  • Support efforts to raise development capital at platform or project level and respond to diligence questions from investors, lenders, etc.
  • Support due diligence of XGS-owned projects and projects owned by third parties, including occasional negotiation of agreements related to project acquisition or sale.
Required Qualifications
  • J.D. from an accredited law school.
  • Admission to practice in at least one U.S. jurisdiction.
  • Minimum 2-3 years of legal experience in renewable energy or oil & gas development
  • Strong communication, drafting, and organizational skills.
Preferred Qualifications
  • Direct experience in geothermal or other forms of subsurface development.

We are seeking a Project Finance / Structured Finance Associate to support all aspects of financing and commercial analysis for XGS Energy’s next‑generation geothermal projects. The ideal candidate will have 1–3 years of experience in structured finance, investment banking, or infrastructure/energy development. You will build and maintain detailed financial models, support debt and equity financing processes, and conduct techno‑economic analyses to evaluate the commercial performance of geothermal power projects. This role works closely with engineering, development, and external financing partners to advance projects from early-stage evaluation through financial close.

Responsibilities
  • Develop, maintain, and optimize project finance models, including HoldCo financing, project equity, tax equity, and debt sizing and return analyses, waterfall structures, and sensitivity cases.
  • Conduct techno‑economic analyses evaluating project cost structures, performance assumptions, drilling/thermal output metrics, and LCOE impacts.
  • Support all project financing transactions, including lender and investor due diligence, data room management, and coordination of external advisors.
  • Prepare financial materials for internal and external stakeholders, including investment memoranda, term sheets, commercial proposals, and presentations.

Responsibilities

Wellsite Geological Operations

    • Provide real-time geological supervision during drilling operations, ensuring accurate formation identification and stratigraphic interpretation.
    • Monitor and interpret cuttings, drilling parameters, and mud logging data to evaluate formation changes and subsurface conditions.

We are seeking a highly skilled Process Engineer with expertise in process engineering, power cycle analysis and thermal modeling for geothermal power generation.   • Develop, simulate, and optimize power cycle designs for geothermal or renewable power generation, focusing on organic Rankine cycle (ORC) and other advanced thermal conversion systems.
  • Design high pressure and high temperature processes and evaluate system performance.
  • Conduct thermal and fluid dynamic modeling to improve efficiency and energy recovery potential.
  • Analyze geothermal resource data to determine optimal operating conditions, including pressure, temperature, and flow rates.
  • Collaborate with reservoir engineers, mechanical engineers, and power generation experts to ensure effective integration of thermal energy conversion.
  • Support field testing, data acquisition, and interpretation to validate models and optimize plant operations.
  • Prepare technical reports, presentations, and documentation for stakeholders, including executive leadership and external partners.
  • Participate in feasibility studies, techno-economic assessments, and cost analysis for geothermal power projects.
Qualification
  • Bachelor’s or Master’s degree in Mechanical Engineering, Chemical Engineering, or a related field.
  • PE license in Texas, California, New Mexico, Oregon, and/or ability to obtain a license in any state within 6 months.
  • Minimum of 10 years of experience in power cycle analysis, process engineering, heat transfer, thermal modeling, and high pressure – high temperature systems.
  • Strong understanding of thermodynamics, heat transfer, fluid dynamics, and energy systems including turbines, heat exchangers, separators.
  • Proficiency in modeling software such as Aspen HYSYS, Thermoflex, EES, or similar tools.
  • Experience with geothermal power plant operations, closed-loop systems, and organic working fluids (e.g., isopentane, n-pentane).
  • Strong analytical, problem-solving, and communication skills.
  • Ability to work collaboratively in a multidisciplinary team environment.
Preferred Qualification
  • Experience in the design and optimization of ORC and binary cycle power plants.
  • Familiarity with geothermal resource assessment and wellbore dynamics.
  • Knowledge of sustainability practices and environmental regulations in geothermal energy.
